High-use and high-risk properties like schools, clinics, and food businesses are expected to clean more often, usually quarterly.
The rules also say the work must be done by a licensed company using municipality-approved disinfectants, and that you keep the cleaning certificate on file. That certificate matters at inspection time and when you sell or hand over a property.
Why summer moves it up your list
Heat speeds everything up. Warm, stored water is a better home for bacteria than cool water, and Legionella, the bug behind a serious form of pneumonia, thrives in exactly this temperature range. Add the summer sandstorms that push dust and grit into any tank with a loose lid, and a tank that was fine in March can be a problem by August.
There is a comfort angle too. In peak heat you use more water, so the tank cycles harder and any contamination reaches you faster. If your last clean was over the winter, you are already close to or past the six-month mark heading into the hottest stretch of the year.
Signs your tank needs attention now
You do not always get a warning, which is why the six-month rule exists. But if you notice any of these, do not wait for the schedule.
Water that looks brown, yellow, or cloudy at the tap. A smell, sometimes described as a rotten egg smell, when you run the water. A drop in pressure that is not down to a plumbing fault. Sediment or grit collecting in a kettle or at the bottom of a glass. Any of these means the tank should be checked and cleaned straight away.
What a proper clean actually involves
A real tank clean is more than a rinse. Done properly it means draining the tank, removing the sludge and sediment that settle at the bottom, mechanically scrubbing the walls and base, high-pressure washing, then disinfecting with an approved product and refilling. A good contractor finishes with a water quality check and hands you a certificate showing the work was done and when.
That last step is what keeps you compliant. A cheap clean with no documentation leaves you exposed at inspection and tells you nothing about whether the water is actually safe.
